Guarantors

This page aims to give any potential guarantors some more information. We consider the taking of guarantees as one of the most important elements of the lettings process. Each Tenant must provide a guarantor who agrees to guarantee the Tenants obligations under the contract.

Why is it so important?

We believe that taking a guarantee is the strongest influence on young tenants and how they treat the property. This gives us extra confidence and as a result we are more inclined to provide better quality fixtures, fittings and furniture. As a consequence we believe our properties are amongst the best student houses on the market.

Who will we accept as a guarantor.

The guarantor must be resident in the UK. They must also be in full time employment or have the means to cover the Tenants obligations. Each Guarantor will have to provide a copy of their identification, a copy of a utility bill confirming their address and complete a guarantee document.

 

What happens if no guarantor is available?

If a tenant can not provide a suitable guarantor they can still rent a property but they will have to cover the full year’s rental costs and deposit within 1 month of signing the Tenancy Agreement. They might also be requested to provide a higher value deposit.
